Malta’s rental market entered 2026 with further increases in advertised prices. According to the Central Bank of Malta’s Quarterly Review 2026:3, advertised rents rose by between 4.9% and 5.3% in the first quarter, compared with the same period in 2025. The range reflects estimates produced using different methods.
The Bank reported that annual growth accelerated during the quarter, but remained below the double-digit increases seen in 2023 and the first half of 2024. For people searching for a home, this means prices were still rising, even if the pace was less pronounced than during those earlier periods.
These figures measure rents advertised online. They should not be interpreted as the amounts agreed in every signed contract, or as an automatic increase for existing tenants. They also describe January to March, rather than rental conditions specifically in October.
Affordability remains a concern across the wider housing market. National Statistics Office findings published in May show that 24.3% of people living in private households considered housing costs a heavy burden in 2025. Another 52.8% described them as a slight burden. These figures cover people in different housing tenures, rather than renters alone.
For prospective tenants, the practical takeaway is to compare the full cost of living in a property. Monthly rent is only one part of a budget that may also include utilities, internet, transport and shared building charges. Before committing, renters should establish what is included, confirm the available move-in date and ask for any additional charges to be explained clearly.
For landlords and agents, the figures provide market context, but do not determine the appropriate price of an individual home. Comparing similar properties by location, size, condition and amenities gives a more useful starting point than applying a national percentage increase to every listing.
RentalMarket.mt’s editorial view is that clear information should sit at the centre of the search experience. Accurate prices, current photographs and confirmed availability help renters compare their options and allow landlords and agents to handle more relevant enquiries.
