The smallest of the Three Villages and among the most attractive, with narrow old streets, stone houses and a quiet, established feel. Balzan is small enough that stock is limited, and desirable enough that it does not stay available long.
The lifestyle
Balzan is small, old and quiet. The streets in the core are narrow, which is part of the charm and a genuine nuisance for parking and for anything larger than a small car. There is little commerce beyond a few local shops. It is popular with people who want an old Maltese house and are prepared to accept what comes with one — thick walls, limited light in places, and maintenance. Anyone wanting modern, easy and low-effort should look at Iklin or Pembroke instead.
Property in Balzan
Dominated by older housing: houses of character, townhouses and converted properties, with a limited number of maisonettes and apartments. Condition and modernisation vary enormously and the difference between a restored house and an original one is stark. Supply is thin because the village is small, so there are rarely many options at once. Outdoor courtyards are common; parking usually is not.
