The old walled capital, and the most striking address in Malta. Almost nobody lives inside the walls — a few hundred residents at most — so anyone looking to rent or buy here is looking at a very small, very particular market.
The lifestyle
Living inside the walls is a trade. Vehicle access is restricted, so deliveries, moving and even shopping are more complicated than anywhere else — this is worth thinking through properly rather than romanticising. By day the streets carry a steady flow of visitors past your door; by night they empty completely and it is one of the quietest places in Malta. There are almost no shops, and Rabat immediately outside the gate is where daily life actually happens. Properties are old, which brings damp, maintenance and restrictions on what can be altered. For the right person none of that matters.
Property in Mdina
A very thin market. What comes up is old — palazzos, courtyard houses and townhouses, some magnificently restored and some requiring serious work. Rentals are rare and tend to be exceptional when they appear. Conservation rules limit alteration, and the practicalities of an old stone building in a restricted-access street shape what is possible. Anyone set on Mdina should be prepared to wait, and to look at Rabat alongside it.
