The lifestyle
Rabat is old, quiet and a genuine town rather than a museum piece, though the streets nearest Mdina carry visitor traffic and coaches. It sits at the western edge of the island, which means countryside and views, and a long drive to Sliema or St Julian’s that is slow at peak hours. Everyday shopping and schools are all present. Evenings are quiet — this is not a place for nightlife. It suits people who want an old house and space and do not need the coast.
Property in Rabat
Strong on older stock: houses of character, townhouses and converted properties, with farmhouses in the surrounding countryside and a smaller supply of apartments. Courtyards, roof terraces and generous room sizes are common. Prices are moderate and well below the Three Villages for comparable character. Condition varies and older houses can be cold and damp in winter, which is worth checking rather than assuming.
