Marsascala is a proper town with its own life, busiest on summer weekends when people come down for the day and calm the rest of the time. It is a long way from the business areas — the drive north is significant at peak hours — so it works best for people who work in the south, work from home, or accept the commute. There has been a lot of building in recent years and some streets are more construction site than street. Everyday shopping is fine; nightlife is limited.

Mostly apartments and maisonettes, with houses and townhouses in the older parts. A considerable amount of newer construction, some of it well finished. Sea and bay views are attainable at prices that would be impossible in the harbour towns. Both furnished and unfurnished lets are available, with a higher share of unfurnished than in expat-heavy areas.
